#1 office cleaning company in Tallinn

Machine floor cleaning for offices and commercial premises

Kontorikoristus 24 does machine floor cleaning on hard floors in offices, commercial buildings and warehouses across Tallinn and Harju County, and this is part of our deep floor cleaning service. The scrubber-dryer applies a clean solution to the floor, rubs the dirt away with a pad and sucks the dirty water back in the same stroke, so the dirt leaves the floor instead of moving from one place to another.

1.2 liters of solution per minute reaches the floor from the 45-liter tank of our scrubber-dryer, so one full tank is enough for 37.5 minutes of continuous washing, and the dirty water tank is emptied before each refill. In 2025, operators performed 81 machine washes on a total of 40,263 square meters.

When does a floor need machine cleaning?

Mop water turns grey before the floor is clean

The bucket water, which is gray after 20 square meters, carries diluted dirt instead of a solution to the rest of the area. A sign of this is a floor that looks clean immediately after washing and leaves a gray mark on a white cloth after wiping one square meter.

There is a sticky or slippery film on the floor

Detergent residue, which has dried in layers over the years, makes the floor sticky underfoot, the rubber sole squeaks, and on a wet day, the same film becomes slippery. You can spot the film by looking against the window: in the daylight, gray arcs are visible on the floor where the mop has turned.

Walkways are darker than the surrounding floor

A darker path between the entrance, the printer and the coffee corner means that the dirt is pushed into the micropores of the area so deep that a damp mop can no longer reach it. The machine rubs the track with a pad with even pressure and brings the color back to the same level as the surrounding floor.

Why the Mop Doesn't Remove Dirt

Cleaning results are determined by four factors known as the Sinner's circle in cleaning theory: chemistry, mechanical abrasion, temperature and time. The mop gives too little of these two, because the pressure of the hand is weak and uneven, and the solution only stays on the floor for a moment, so they try to make up for the shortfall with a stronger detergent that leaves a film when it dries.

Another reason is dirt backflow: the mop dissolves the dirt, not removes it, and each subsequent stroke spreads the dirty water accumulated in the bucket evenly over the floor. The scrubber-dryer solves both problems at the same time, because the pad rubs the floor evenly with the weight of the machine, and the suction nozzle draws the dissolved dirt together with water into the dirty water tank before drying.

How machine floor cleaning works

Dry mopping and pad selection

Before the machine, the floor is swept dry with a 60 cm dust mop, because the grain of sand left under the pad scratches the vinyl with arc-shaped marks. The operator then selects the pad according to roughness: red for everyday washing, blue for heavier dirt, green for worn layers and tire marks, and black for removing old wax only, with the color of the pads indicating roughness.

Cleaning at 1.2 litres of solution per minute

The scrubber-dryer delivers 1.2 liters of solution per minute to the center of the pad: this is enough for the pad to work, and the suction nozzle picks up all the water in one go. The tracks are 1 meter wide and overlap at the edge, the solution is mixed by a dosing station, and the lower threshold area of the elevator and the edge of the entrance entrance mat are disinfected at the end of the same course.

Checking dryness and cleanliness

After the last track, the operator wipes with a white microfiber cloth over the same square meter where the gray mark came from before washing, and the cloth should remain clean. The rubber edge of the suction nozzle is checked after every tank fill, because the stone left under it leaves a wet streak on the floor, which turns into a gray line when it dries.

Offices Designed from Tallinn Factory Buildings

In Ülemiste, Telliskivi and Rotermann quarter, there are offices in former factory buildings, where the floor is left with polished concrete or a cast epoxy coating and the open space is the size of an entire floor. Kontorikoristus 24 only cleans such a floor with a pH-neutral cleaner, as an acidic cleaner will corrode the concrete's cement stone and permanently dull the polished surface, and uses a red pad on it that doesn't leave a matte finish on the gloss.

Machine floor cleaning: price and time

Machine washing the floors costs from 1.20 euros per square meter, waxing the floors with 3 layers from 1.50 euros per square meter, and the price quote is based on the floor area measured during a free inspection by the site supervisor. Machine washing of a 480 square meter open office space takes 3 hours for one operator: 40 minutes for removing chairs and trash cans and dry sweeping, 1 hour and 20 minutes for machine washing with tank fillings, 40 minutes for manual washing of table bases, edges and corners, and 20 minutes for putting furniture back and final inspection. From 2009 to the end of 2025, there were 627 machine washes, and the average washed surface in 2025 was 497 square meters.

2. Wash at 1.2 liters per minute: the dosing station mixed a weakly alkaline solution on the PVC, the machine moved in 1-meter overlapping tracks, and a 40-minute wash consumed 48 liters, or one 45-liter tank full and an extra fill.

3. Dryness and cleanliness check: the white microfiber cloth in front of the door of the dispatcher's room remained clean on a test meter, the rubber edge of the suction nozzle was checked after every tank fill, and you could walk in the corridor 5 minutes after the machine.

4. The machine is washed every Wednesday evening, 4 times in February, and at the end the edge of the entrance mat is disinfected.

Frequently asked questions

Is machine cleaning suitable for every floor?

Machine wash is suitable for hard floors: vinyl, PVC, linoleum, ceramic tile, stone, period coating and polished concrete. The carpet is not machine washable, there is an encapsulation method or hot water extraction for that, and the machine wash water is too much for the varnished wooden floor.

Do linoleum and PVC need different cleaning products?

Yes. Natural linoleum is made from linseed oil and suffers from an alkaline agent that makes it brittle and yellowish, so linoleum is only washed with a pH-neutral agent. PVC also tolerates weakly alkaline detergent, which can be used to remove heavier dirt in the corridor faster.

How soon can we walk on the cleaned floor?

The scrubber-dryer leaves the floor so dry that you can walk on it 5 minutes after the machine has passed. That's why we also machine wash in parts at the end of the workday, unlike waxing, which requires 40 minutes of drying time between each layer.

How often should floors be machine cleaned?

In the lobby and corridor with a large passageway, the machine is washed once a week and in the open office area once a month, during the intermediate visits, a wet maintenance cleaning mop keeps the floor tidy. the site supervisor specifies the frequency on the basis of the monthly checklist, where he also notes the condition of the floor.
